• I’ve read all the Billionaire books by Emma St. Claire. I’m not a typical reader of clean romance. I read her Sandover books and loved the way she develops characters and settings. Even though we go into these stories knowing boy will get girl and girl will get boy, Ms St. Claire doesn’t take you the obvious road. Her books have unexpected turns of events, dashes of humor, and enough suspense to keep each book a page-turner. I still don’t read much clean romance. When a new Emma St. Claire book comes out, I set aside three hours or so to read it - as a sweet indulgence.
  
  This story was by far the most tender of all her Billionaire books because of the child in the story and the poignancy of grief and loss that weaves through the lives of the two main characters. I love that the Christians in this story are real, imperfect, and grace-filled. The leasing man, Beckett, has a past that haunts him and practices his faith nominally. So many important themes are touched on in ways that don’t bog down the story, but serve to make it more relatable and realistic than many books in this genre tend to be.
  
  If you are looking for a light, escapist read with well-developed characters and a plot that hooks you and carries you along, I highly recommend The Billionaire’s Secret Heir. Just don’t start reading after 9pm unless you want dark circles the next day!
• This book had a different element to it that the others didn’t, a storyline you might not think of in a clean romance, but it totally works. Just when I was beginning to feel like it was falling into a predictable ending, a new twist. Emma continues to write stories that draw me in and have me invested to the point of laughing and crying and thinking about the characters when I have to pause and put the book aside. Grab this one and start reading!
• I loved The Billionaire's Secret Heir! I think my favorite part of the story was Becka's nickname for Beckett! Other elements I really enjoyed - Beckett's growth, Madi standing up to Beckett, Beckett's family being real human beings. There are some surprises in store for the reader. This book is far from the trope you might expect. This is truly heartwarming story. You must read this book!
• I loved this book; it really touched my heart. As I was reading this book, I seem to become part of it. I became a close friend or relative who watched the characters as they adapted to whatever life threw at them. Although The Billionaire’s Secret Heir is considered as romantic fiction, it is more than a romance between a man and a woman. It is about love between a man and a child, a woman and a child, and God and two very “human” people. I read a lot of Christian fiction and I think that this book is one of best that is available on .

  I didn't want to read about Beckett's background because I don't like that lifestyle, but it was handled so delicately and lent such depth to his character it was a great addition.
  I'm a sucker for a good come back story.
  On a steaminess level I would rate this a pleasant PG.

• The author did a wonderful job of creating a story of faith, doubt, hardships, faith,, and love. There is a depth instead of an unrealistic courtship.
• I thoroughly enjoyed this story. It was a good clean light read with no sex or swear words. I like scripture that relates to situations in books. It's not preachy but if it was it would be okay with me because true Christians like preachy no matter where it's at. Would recommend to all ages.

• I want to start by saying that I get very frustrated with books that I’ve paid money for that have clearly been overlooked in the editing department. There were multiple times in the book that I noticed grammatical errors, spelling mistakes, and poorly worded sentences. I’ll do my best to not let those wrong-doings affect my review, but would it kill you to just hit spell check one more time before sending this thing to the printer?
  
  The Good
  David Greene has clearly experienced living in a high-priced city and being forced to invest in other parts of the country to make money. He resides in the San Francisco Bay area and started his investing career while being a police officer. That, in itself, is an impressive feat. He mentions in the book a few times that he was a millionaire by thirty, which is definitely something he should be proud of and is definitely an inspiring statement to make.
  
  He attributes 100% of his success to being able to invest in lower priced parts of the U.S. while leaning heavily on his teams in the local areas. He boasts not even needing to see properties and relying almost exclusively on the vendors that he’s created ties with to do his work for him. This is all present state of course, while getting to this period, he points out that he was working 90+ hour weeks to grind his way to success. Everyone who has invested in real estate can certainly empathize with his thoughts as to the work that really goes into investing.
  
  His focus is on two main pieces with each property that he analyzes - He is looking to either create a buy-and-hold property that will continue to be an income stream for him or he looks to flip the house and make a quick bump in capital. Focusing on just these two pieces of work, he has built out an empire in multiple cities, in multiple states, that will likely endure for a long time.
  
  The Bad
  Mr Greene isn’t the most concise writer. Frequently I found myself waiting for him to get to the point of what he was going on about. I don’t know if that’s due to the fact that the book is about 300 pages and I just wanted to get to the meat and potatoes of it, or if because the book itself just wasn’t laid out in a cohesive manner. I’ve been reading real estate related literature for probably about 6 years at this point, and I feel like I generally have a good sense of the information that I’m going to receive.
  
  The book had multiple instances where it would introduce a topic and talk about that topic for 4-5 pages, then it would come to a new sub-chapter and talk about the same topic again, as if it was never introduced. My thoughts on this format are simply that David took a long time to actually write the book. Each of his chapters felt as if they were broken up over many different thought processes that didn’t flow together very smoothly. It seemed as if David would write about something, and just as he was getting to the part where he would stop explaining what it is and actually talk about how he used it, he would be onto the next topic.
  The biggest piece of this read that I’m missing is the HOW in his topics. He brought a ton of great topics up, but when it came down to analyzing new markets, or value add information, it felt very light.
  
  Why Read
  Though I complain about the caliber of the writing and the lack of hard specific details, this book does a phenomenal job of giving a high level overview of what David’s thinking about during his investing career. If you can push through the redundancies of his writing style and the mostly high-level topics, you can definitely learn some tips on observing markets. The book serves as a great jumping off point to then go to BiggerPockets.com and research a topic more, or to jump into Google and just start typing in phrases that he introduces. I would recommend this book for someone who is still thinking about getting their feet wet with real estate and needs some confidence building with actually jumping into an out of state investment, but if you’re already an investor who has done your fair share of research you could stand to skip this one, you might pull some nuggets of information, but for the amount of text that’s here, the book leaves a lot to be desired.
• David presents some very good actionable content that has clearly been gleaned from years of being an active Investor.
  One major criticism of his book it is about twice as long as it needs to be. He says the bulk of the applicable stuff in the middle chapters. Do yourself a favor and utilize the table of contents to get you directly to the information you need. Avoid reading this book cover to cover.
• It is a good book, likely one of the best and most comprehensive in its category. However it relies too much on advertising for biggerpockets site and seems this is the main purpose of the book. Another issue, it would seem that there is some inconsistency about the definition of acceptable risk and using financing. Mostly he encourages buying safe low maintenance houses then talks minimally about maintenance then encourages buying run down houses. I think his strategy changed based on his financial status over the years starting with run down houses that are super cheap them moved up the ladder to lower maintenance houses. Also moved from fully finanaced to buying in cash. However that is not clear in the book. If he rearranges the books somehow then that would be better and less confusing.

• If you are willing and determined to take action, this book has the potential to change your life. David Greene, with this book, gives you enough tools and resources to succeed in real estate investing, specially if you are investing in out-of-state properties. Many of the areas covered by the book included, but were not limited to, how to analyze a deal (current + potential income vs expected and unexpected expenses), differences between price appreciation and positive cash flow (as the book points out, a smart investor can have both), return on investment (ROI) vs return on equity (ROE)... and when is appropriate to use each, and why market downturns should be celebrated instead of feared. Most importantly, the book is phenomenal at explaining how to build your TEAM, who needs to be in the team, how to find these professionals, and how to leverage these relationships. In addition, the book is engaging and entertaining as Mr. Greene adds multiple real-life anecdotes and quotes and shares websites and mobile apps to simplify the process. A must read.

  I liked the social commentary by Mark Dawson on poverty, misdistribution of wealth and the discussion of gangland psychology, but I will trade John Milton anyday for Jack Reacher or Orphan X.
• This is the first full-length book in the John Milton series, and it is the first book I have read in the series. John Milton is personified as a bad^ass assassin that seeks to help people with their problems in order to atone for the things he has done in his past. In this book we actually don't learn very much about what it is he is running from, but that he has had enough of "Group 15" [an MI5 type of outfit] and has unofficially retired from the group without permission to go his own way and find himself. The Group's leader "Control" sets out to keep an eye on John by assigning "Agent 12" to keep tabs on Milton, who has fallen in with a single mother and her fifteen year old son Elijah. The boy Elijah, who becomes involved with a gang running the area known as LFB, decide that to initiate the boy, he has to kill a rival gang leader in order to prove he is worthy. Milton steps in to intervene, and the action gets taken up twenty notches. You will have to read the rest to fins out how it ends.
  
  My Take on this book
  I read a lot of fiction books, maybe 9-10 books a month. about half those I don't finish. The plot becomes too complicated, characters do stupid things or nothing at all, or the action is slow to progress. "The Cleaner" has none of those issues. The story opens with a hard-hitting scene of John Milton taking out two people with a sniper rifle at the beginning and sparing a twelve year old boy as a witness. From there the plot moves along quite rapidly and, because there are less than ten characters to follow throughout the book, readers can enjoy the journey without having to recall who was who even if you put the book down for several days. Try that with game of Thrones and you'll be totally lost.
  
  The atmosphere of the book and story is great; the characters are well-thought out and they do exactly what they are supposed to. You either love them or hate them. The plot has a nice flow to it and with a story line that is quite "clean" and easy to follow, it makes for an enjoyable read that has you quickly flipping [scrolling] to the next chapter. Although the character Milton does have a bit of a soft spot and a conscience, it fits well into the story as he is trying to redeem himself; and then in the end, when he is forced to act, he does and with measurable violence that readers would be expecting.
  
  I'm very impressed with "The Cleaner" and will be recommending it to anyone looking for an engaging and enjoyable action story. And, will be reading more titles from this author soon.
• I bought this book less than two weeks ago and since then I have read it and an additional eight novels in the John Milton series and all three of the novels in the Beatrix Rose series. I started on the first of the Isabella Rose series today. I an generally not an obsessive reader, but since these novels are either free for Prime members or very cheap if you buy the three-packs, it's been like buying a giant bucket of popcorn at the movies and, since you bought the giant bucket, you can get a refill for free if you finish it. Reading Dawson's novels is just like eating popcorn. It's almost like you can't help keep eating and all of a sudden you've gone through a frightening amount.
  
  Other reviewers have compared him to Lee Child and the Reacher series. I agree with the comparison. The books are similar mindless action adventure novels involving justice seeking protagonists, but Dawson is a better writer. His prose is better than Child's and his characters are more interesting and better drawn. His locations are more deftly described and his characters travel the world killing people, There is a fair amount of moral ambiguity entailed. They're supposed to be good guys, but they seem to end up killing a lot of innocent bystanders. Fortunately, it's popcorn.
  
  Dawson is English and he commits an occasional howler when he uses a United States setting on one instance he placed Bridgehampton in upstate New York, which leads one to believe he has never been in the Hamptons. Still, the books have a fair feeling of verisimilitude and they are extraordinarily entertaining. As good as it gets in the mindless action genre and the price is right.
• Dawson is an exceptional writer, never boring, but I'm surprised The Cleaner was written in 2016 as I felt it didn't match his other novels. Main character Milton makes some glaring mistakes well into the story, and human as he may be, his choices have such devastating results that it detracts from the main characters and overall result. In fact, so disappointing at times that I had to put the novel down for quite a rest. Eventually finishing the read, it also didn't have the feeling of a satisfactory ending. If this was the first novel I had read by Dawson, I likely would not have read more of his material which would be a shame, as he usually leaves the reader with a measure of satisfaction through Milton's choices and actions.

• I want to give this book five starts because it's packed with super helpful information. But if you're at all interested in LinkedIn advertising (which is why I bought the book) then most of the information is no longer relevant. It was published in 2015 and LinkedIn has made significant changes in that time. I hope they do an updated version soon. It's still a great book if you're learning the basics!

• When you purchase a book of stickers called “Flags of the World” you should get the flag from every country, not a partial collection. I was planning on documenting my travels with the flag of each country I visit with my favorite messenger bag by sticking the appropriate one inside of the bag, but I guess I have to settle for some of them. Really peeved about that. I guess I should have read some reviews and not just buy the first thing I thought was what I was looking for.
• Great for any young kid who likes flags. Being that these are stickers makes it more versatile as oppose to being just a book, but I thought the images should be more crisp. Some of the flags look digitally made and others look hand drawn, so I thought that was a bit strange. The graphics are just okay, but the 7 year old I purchased it for really liked it. Pages are just flags with the name of the country beneath it, along with a number. When you take the sticker off, the name stays on the book so you'll have to remember the country that goes with the sticker. There's a black outlined map on the back that has numbers which helps you see where the country is by finding the number that goes with the sticker. If you are buying for someone who loves flags, then they will enjoy this, otherwise might want to think about just getting a book instead.
• My 6-year-old and I spent the summer learning about different countries, reading both fiction and non-fiction about them. I made him a "passport" and bought these stickers so he could add a flag each time we finished reading about a country. He loves looking through the sticker book over and over, and when we passed a downtown hotel with a dozen flags flying out front he was able to name every country! The stickers are good quality and colorful. I'm very pleased with this purchase.
• These stickers were great except for the fact that they don't stick very well, at least not on fabric. Other than that, they arrived as expected and are very colorful.
• The stickers are perfect to use to achieve my goal of differentiating between many flags that are similar in colors. It has been very helpful.
• These are perfect for educating yourself or others about the world and how countries have different flags. The children who used these were excited to have them.
• I really like this flags of the world stickers. I stick it on the back of the clip board for my class
